You may recall that previously our policy on renewing balcony decking was to wait for further clarification as to whether and when government policy would change, or at least become more clear in line with what they had decided for wall cladding, i.e. having the developers pay for the replacement. Hope for anything further on this seems to be a little unrealistic as things stand and meanwhile we are having enquiries from residents asking how they can replace their existing wooden decking which is perishing.

With the exceptions of Orion and Carina Houses, we are compelled to insist that any balcony decking replacement uses materials that will achieve A1 status for an EWS1 survey (Orion and Carina already have A1 status). The directors have been active in identifying what materials can be used that meet that specification, deciding if they are suitable for our circumstances, and then trying to find suppliers who we can recommend to you when the need arises. We have looked at composite concrete which we have discarded purely on the weight issue. Aluminium decking is a possibility although the compromise is one of heat in sunny weather where residents might not be able to walk around in bare feet. We are currently researching a solution of a sheet steel base with tiling on top. It will certainly be less expensive than aluminium decking but we will have to be assured that again the weight is not prohibitive. A few other possible options are also being explored.

Hopefully our research will shortly result in our being able to recommend a supplier, and while it will be your choice as to whether you use that one or possibly use your own supplier, please remember that a License of Consent will be required to replace your decking which will not be forthcoming unless the materials used meets the required specification.
